Qualifying investments
There are two main qualifying investments, both of which have pros and cons.
Investment Funds
Regulated Investments Funds were introduced as a qualifying investment in 2019. The percentage of investors choosing to invest in a fund, rather than purchase real estate, has doubled every year since.
Funds now account for around 25% of Portugal’s Golden Visa applications. The huge benefit they have is that they are strictly regulated by the Portuguese Financial Regulator(CMVM) – a rigorous public body that ensures regular reporting, audits, transparency and responsible financial management.
The downside to investing in funds is that there is the €500k requirement. Investors opting for this route tend to be more experienced in risk analysis.
Purchasing Real Estate
GoldenVisa real estate comes in a several different shapes and sizes. In short, you can buy real estate in:

Medium-demand areas for €500k (reduced to €350k if the building is old and you refurbish it), or

Low-demand areas for €400k (reduced to €280k if the building is old and you refurbish it).

(High-demand áreas (Lisbon, Porto, etc) have been removed from the program due to out-of-control price inflation resulting from the Golden Visa investors driving up the prices.
The main downsides are that real estate sales are totally unregulated which makes space for high-risk, low-grade deals. Investors see glossy brochures and invest in projects that make little economic sense. In other words, the pricing can be very inflated. The upside is that it can be cheaper than €500k.
